ALTA/NSPS Land Title Surveys

What is an ALTA/NSPS Land Title Survey?

An ALTA/NSPS Land Title Survey is the gold-standard survey used in commercial real estate transactions. It’s performed to national standards set by the American Land Title Association (ALTA) and the National Society of Professional Surveyors (NSPS) so title insurers and lenders can confidently issue title insurance.

What it includes
  • Boundary & corners located/monumented to professional standards

  • Easements & rights-of-way from the title commitment, mapped where they affect the property

  • Access & adjoining roads, setbacks (when provided), encroachments and conflicts

  • Improvements & visible utilities observed in the field (buildings, walls, drives, etc.)

  • Surveyor’s certification to the owner, lender, and title company

“Table A” options (choose as needed)

Projects often add optional items such as zoning data, flood zone, gross land area, building dimensions/heights, parking counts/striping, topographic contours, and utility locates/mapping. These are selected up front with the client and title company.

How the process works with Hawaii Surveying
  1. You/your title company provide a current title commitment (with Schedule B-II documents).

  2. We perform records research, field measurements (GNSS, robotic total stations, 3D scanning when appropriate), and analysis.

  3. We deliver a signed ALTA/NSPS plat and certification, plus CAD/PDF files for your team.

Hawaii-specific notes
  • Parcels may be in the Land Court (Torrens), the Regular System, or both—we coordinate with your title company accordingly.

  • Shoreline or condo projects can require additional survey work beyond a standard ALTA.
