What is a boundary survey?

A boundary survey is a licensed land surveyor’s determination of the exact location of your property lines and corners, based on deeds, plats, and physical evidence on the ground. The result is a map/plat and (often) marked corners you can see in the field.

What it typically includes
  • Records research: Deeds, subdivision plats, easements, and adjoining titles.

  • Field work: Locate or set monuments (rebar, caps, pipes), find fences/walls, and measure with GPS/total stations.

  • Analysis: Reconcile the record descriptions with what exists on the ground; resolve gaps/overlaps.

  • Marking & map: Set/flag corners, stake lines if requested, and produce a signed survey map/plat showing lines, dimensions, monuments, and any visible encroachments.
